Well the Wholesaler could always close on the deal if he has his own money and sell it again for a profit without touching the property to a rehabber.

I agree with Mike also look in areas with a great school district. Anyone who wants to flip, buy and hold and first time buyers are looking to move in those areas. Good luck!

You need to do a lot more learning if you want to get into this business. Work with someone who is already doing what you want to accomplish.

Welcome to BP. Im also a new investor/wholesaler. Driving for dollars has been the best way of getting leads since I started with very little money. And calling the water company asking them for a list of properties that are not receiving their service, that is also a cheap way of getting leads, I actually found my first deal that way and still working on rehab on that property hopefully in the next 30 days we will be done. (They may or may not give them to you depending in the state you live in) Another way I find leads is driving for dollars, I quite my job and started doing Uber full time and I have meet so many people who want to sell or they know someone who wants to sell. Plus I'm driving all over the city looking for deals and earning at the same time. When I come across a property I leave a postcard and mail them a letter, take a picture of the property and print it in one page and tell them your interested in buying and mail it.
