Finding Homes for my Buyers

Still learning, here's what I'm experiencing: After marketing for buyers and sellers - I'm getting a huge response from buyers. I don't have any homes for them. Advice/recommendations, please? Thanks in advance.

@Susanna Carbaugh listen, it's not the people on this forum you need to convince that you don't need a license to do the activities you are describing. It would be the Colorado Real Estate Commission when they come knocking on your door. I don't think that actively advertising for buyers and sellers (like you said you are doing) would look good when standing before the Commission. 

Why not just get a license? It's not that expensive (if you are doing deals) and would let you sleep at night. 

I am concerned that your mentors are not providing you with the support you need to do the deals you are describing. Just in this post, it's clear you are learning as you are going which is great, but you are focusing on a risky (for you) segment of real estate. Your mentors are not the ones that will be called to task by the Commission. Keep in mind, just because someone else has done it does not make it legal.
