Hello BP members!

So my question is, is there anyone with any Experience in surplus funds and do you need any type of license to start?

What I know from from looking up some info on YouTube is

1- you look up properties that have been foreclosed on

2-Make sure that in auction the price sold a lot higher than what the house used to owe.

3- Contact the old owner of the house and tell them that the county has surplus fund for them ( if it was foreclosed on for $50k and it sold in auction for $75K- $25k belongs to the old owner)

4- by helping the owner get the money that he is owed you can charge a small fee?

Is there anyone here that have done these type of deals?? Or someone you know? And how can you start?

Just need the right clause to protect you from that. Or close it with your money and sell it to the buyer.

People see all these ads on Facebook or Instagram how they can make so much money fast flipping houses or other strategies.

And to be honest it’s hard work and persistence. I’m a Wholesaler my self and I can tell you it hasn’t been easy, I’ve been cheated on with “Mentors” taking all the profit and disappearing, I was a newbie back in 2016, but didn’t let that stop me and kept educating my self.

Moved to a competitive city and didn’t do a single deal in a whole year, I love real estate and can’t stop thinking about it, There have been times where I think of quitting and I just remind myself why I started in the beginning.

Signed my second contract this week, and I have another seller who has 2 properties and wants to sell. If I would’ve given up few months back I would be here right now writing this message. Like Gary Vee says “you gotta love the grind and patience and just put in the work”!

Hopefully this will motivate someone to keep your head down and keep working! Good Luck!

Very competitive! You need to be fast and have everything lined up to buy and sell fast. Go to as many real estate meetings as you can and network.

I’m sure there is a post here in BP 100 ways to find motivated sellers. But I got my first deal driving for dollars and mailing them a letter. Good luck!
