How to pick your target areas

I’m having a hard time figuring out what and how to pick my target areas. I live on Long Island New York and am looking to send out yellow letters and bandit signs. I need help please and suggestions. Lower level Income. Nice. Bad. Areas closer to me High wanted but hard to lower the price areas. Idk. HELPPPP
