@Randy Miller you are absolutely correct!! we faced the same problems here in the houston area
(my partner and i), so we decided to do something about it and now within the last 6 weeks we were able to get 4 properties in contract, and already closed on 3.

Hello Ryan, 

you can sure find multiple ways of getting more leads. there are tons of options out there some will cost you more than others but you just have to find what fits your needs. we just started a marketing campaign and were able to get 4 properties in roughly 6 weeks. 3 of which we already closed on and the last one the owner asked to be in the house until after new years, but signed the contract already. Melissa Welcome to BP! you are already ahead of 50% if not more all the "investors" out there because you took the first step already and purchased your first one!! pulling that trigger allows you to open many doors that the average investor hasn't done yet. you will go to these meet ups and talk to people who have been "looking for a few years' and you ask nice how many properties have you done and its a big FAT 0 but they are looking at one now lol... 

so you dont think i just talk and not DO! in the last 6 weeks we put 4 properties in contract wholesaled 2, are going to rehab 1 to rent and 1 to sell. best advice is take action don't just LOOK!!  send me an inbox in case you have any questions if i can help in anyway i will be more than happy to do so!

Hello Christopher,

welcome to BP and to Houston!! sounds like you have a good thing going with work, it leaves you plenty of time to dive into real estate. take some time with your wife and decide what type of investing you want to get into. there are tons of options and it can be overwhelming if you dont have a game plan. decide how much involvement (time) you both want to put into this. how fast do you want to move how fast are you comfortable with moving lol.

there are plenty of meet ups in the area and a lot of people willing to sit down and talk and help with things that they have gone through already.

Hello Sue, 

I'm not an agent yet! and i say yet because I do plan on going for my license next year.

however i do work with an agent who is also an investor as a matter of fact i just wholesaled a property to him last week that he will be rehabbing, and this week he helped me with paperwork on 2 Properties that we (my partner and I) just closed on yesterday. and from talking to him and being around him the pro's hugely outweigh the con's.

I work in the SugarLand town center, let me know if you would like to meet up for lunch or after work one of these days and we can chat a bit more. or if you have any questions.

so you are putting the house under contract to purchase and in there it will say that either, your company or anyone assigned by your company will purchase the home for the set price. and as a wholesaler you are "selling" the assignment of that property not the property it self and you are charging the assignment fee. hence making your money! 

thats the simplest way i can think to put it into words lol. hope it helps.

@Herman Arrivillaga HML and PML are great options when you dont have the money to fund your own deals HML are easier to find then PML specially when you are new to the business when you have a reputation already PML's become more attracted to you and your track record.

im closing on two properties tomorrow one using a HML 6 month loan and the other using a PML 1 year loan. so both options are out there you just have to find which one works for you and your numbers.
