Hi Everyone,

We moved to Miami FL a few months back and I’m looking to get back into the game here in Florida.

Looking to make connections down here (used to invest in Houston)

Looking to get connected with handyman, flooring, painters, plumbers, electricians, you name it I’m looking for it.

As well as some wholesalers and Hard money guys!

there are way TOO MANY investors in the houston area actually if you see a crowd and throw a rock in the middle odds are you will hit a "real estate investor" now if they have done any deals thats a different story lol..

welcome to the site, what are you looking to get into specifically ? wholesale, flips, rentals?

@Ali Dawood pretty much yes, im upfront about the fact  that i have one that im currently working with and if there are any issues i will reach out to them, granted they might not be available when i need them and thats why its good to have more than one

@Ali Dawood, the last 8 months or so have been crazy! we havent had anyone leave but we have had people not show up when they were telling us they were there. 

texted the GC and asked how it was going he said everything is fine we are moving right along so later in the day my partner stopped by only to realize they never even showed up. It happens. 

and its all trial and error and recommendations from others. we used one that we met a Jet Lending event bigger company had a little tent set up. WE WILL NOT USE THEM AGAIN EVER!! 

used one that was referred by a friend and that wasnt all that we thought it would be 

and now we are with one that was referred by one of our realtors that sold some of our flips. so far its going well but we already have 2 back ups just in case. always have a backup

@Ali Dawood, it is completely possible, trust me thats what im doing now, and WITHOUT the wife as she is busy with our Twins that are 6 weeks old. but to be fair i do have a partner for my REI company (he is also married with 2 kids)

between the two of us we managed to do about 5 wholesales and a few flips 4 and 2 rentals in under 8 months. 

now like larry said having a good GC will be the key to your success or your failure. how ever we didnt and dont go to the site everyday. we try to go about 1-2 times a week. we dont want to micro manage it and for us so far it has worked out just fine and NO we didnt hit the GC jackpot we actually been through 3 of them..

@Rick S. my tenant says she signed up online already and is set to start using the software. but i dont see anything on my dashboard is that normal or should i be able to see something there related to my tenant and property?

just signed up for erentpayment online it was super easy and fast. 

my tenant already has the documentation with the instructions on how to set it up. 

so far so good!
