Yes, i work with a wholesaler that is an agent. you just have to be careful of what you say and he usually lets the potential seller know that he is an agent but he is not there to try to list the property.

yeah we are not looking for appreciation, mostly cash flow.

with depreciation wont that hurt you when you sell?
is there a magic amount of years you should hold a property before selling that you would get the most out of it? is it your 8-10 year mark?

@Alissa Gallardo thats great i will try to stop by as well. 

primarily single family for now. but i don't discriminate if the deal makes sense doesn't really matter what it is to me, we can usually find someone to buy it, withing our small group of investors. most of the deals we find (if not all) doesn't leave our group if the person that found doesn't keep it one of us usually do.

Hello Everyone !! 

First of all thanks for taking time to read and hopefully reply!

Yes i know i need to speak to a CPA or a tax professional and the whole nine yards (I know and I will) with that said I'm looking for information/books that can be helpful so that i can be better prepared for when i do speak with the CPA. 

I don't want to walk in there with a deer in the headlight look. So send me your suggestions on the books or articles that can help me better understand how to fully use all my "benefits"
