Houston - New to bigger pockets

Hello Bigger Pockets Community, 

My name is Ryan and I currently live in Houston and have 4 rental properties. I recently acquired my real estate sales agent license, solely for the purpose of being closer to negotiations and to have more pricing flexibility during purchases as I can use my 3% as a bargaining chip. I am a trained Civil Engineer and GC my own projects. We specialize in adding engineered beams in properties and creating an open concept. All of my properties are buy and hold with long term fixed loans, but I joined biggerpockets to learn more about generating motivated seller leads and acquiring property creatively either via subject to existing mortgages or flipping them to other investors.
