@Wendell De Guzman Thanks so much for sharing your experience and story. I have spent the last few months looking for deals and putting in offers that have been rejected for being too low, but the numbers made sense (used the BP calculator to check). I know a deal will come if I keep pressing forward, ramp up my marketing, and keep making offers!! I appreciate this post.

@Michael Caraballo Congrats on getting started in REI and welcome to BP. I would suggest to attend as many BP webinars as you can on Wednesday evenings held by BP's @Brandon Turner.  Also, tune in to the BP podcast shows as this is a great place to hear what works and doesn't work for several different investors in different areas of REI.  Both the webinars and podcast provide a wealth of knowledge to help you get started and keep going strong!  

  I'm not sure about the Hampton Roads area, but have heard from some real state agents that areas such as Sandston and Highland Springs in Richmond seems to be  pretty popular buy and hold locations, but of course this is not advice, do your own due diligence on the area and home before buying.

@Colby Meeder Based on recommendations I've received from other local investors in the Richmond area, Richmond Mortgage seems to have a great recommendation. I also suggest using the BP recommendation list for the area, as there are several that you can reach out to and research to see which may best fit your needs.

@Virginia Jones Congrats on looking to get into real estate investing! I wish you well in your endeavors.  I would encourage you to network- here on BP and look into local REIAs in your area as well.  It's a great way to gain knowledge as you are beginning.  Also, through networking you may meet other investors looking to get rid of properties that you can get a good deal on for a rental.  Remember, as mentioned above to always do your due diligence and it needs to be an actual 'deal'!  Don't feel bad walking away if it is not. Wishing you well as you get started!

@Laurie Falk I wish you well in your endeavors!  I'm interested in seeing the answer to this question as well.  I am interested in getting my real estate license as well but am unsure about the rules for having to 'hang' your license at a brokerage for the first year and other mandatory requirements.  I am already starting in investing, but would like the license to help build my company.  Is there a way to earn your license and not be a full time agent the first year?

Welcome to BP! I would suggest continuing to hang out on the forums as people really share their experiences and give great insight. I would also suggest BPs weekly webinars hosted by Brandon Turner and the BP podcasts. These two avenues offer a lot of great information to help you engage in real estate investing with knowledge . @Labraysha Brickhouse Congrats on getting started in REI! If I may, I would suggest focusing on investing in an area where you are very familiar with the market or where you have 'boots on the ground' (i.e., family, close trustworthy friends) that can give you reliable information.

  Also, a resource that I've found very helpful are the BP Podcast episodes, as they share a wealth of knowledge from investors who use a variety of strategies to invest.  I've found it to be very informative for now and planning on the future. Wishing you well in your investing!

@Brandon Weedon Congrats on getting started in REI. There are several banks that offer private lending. My suggestion would be to do a Google search to see what small banks may offer this in your area. In the Richmond area, EVB Bank, George Mason Bank, and Towne Bank offer private lending. If they are in your area, maybe reach out to them and inquire. I do agree with @Andrew Michael that most of the time they will ask for your track record in real estate investing.  You may also consider reaching out to a local credit union in your area and possibly consider a personal line of credit.  Just a few ideas.
