@Nerissa Marbury Lawyer I've used in the past is @Sean Tluchak in Richmond, VA. He was recommended by the Richmond REIA and normally has a short response time and is very helpful! Hope this helps.

@Nerissa Marbury Looks like the above comments have definitely offered some great thoughts to consider in your final decision. Whatever you decide I would probably consult a real estate lawyer to review both contracts, to see if they could  find or think of any reasons why one lease would be better than another in protecting you.  Wish you well!

I did call the three above that I mentioned however, for where I was in the start of my business ( I was 2 months into investing with an LLC), from what I remember the banks were looking for a businesses that had more financial history. I will probably try again in a year or so. At this time I've decided to focus more on flips rather than buy and holds.

@Anna Allen Welcome to BP!  If you are interested in reading some good real estate books, here are two that I've recently read- The ABCs of Real Estate Investing by McElroy and the E-myth Real Estat Investor by Gerber.  Continue to stay plugged in the BP Community as you are.  The forums have a wealth of knowledge in them and it's a great place to learn as well as contribute.  I wish you well in your investing.

@Samuel Carmichael  You may want to consider Lima One Capital and Lending Home as they both offer financing for fix/flips.  I'm not sure about the time period for either, but I do know for future use Lima One Capital  offers a Fix/Flip to Rent program that may be of interest to you on your next project.  Other than that, I would suggest what has already been mentioned- check with a local bank.  I'll add though, you may also check with banks that offer portfolio lending (i.e., George Mason Bank, Cardinal Bank) that are in your state. @Matthew Carducci  It seems you have received a lot of feedback already regarding advice on the situation. I agree with a comment above to not make your decision out of fear but one out of much consideration.  I wish you well and hope it all works out.
