@Helen Adams Welcome to BP!  I am new to investing as well and have found the BP community  to be wealth of knowledge with so many that they are willing to share.  What's also great is that even as a newbie there have been plenty of opportunities for me to also provide grow by giving feedback to others and sharing ideas.  I would definitely encourage continuing to network in the forums.

Another way I've been learning, outside of the forums, are the weekly webinars (there's one tonight)   along with the podcasts.  I especially enjoy the podcasts as I can listen and learn about different aspects of real estate investing while completing other tasks.  Here's a link to some of BP members' favorite podcast episodes if you're interested.

Lastly, there's been a few recommended books on BP that I have enjoyed reading lately and found to be helpful- The One Thing by Gary Keller and Jay Papasan, The ABCs of Real Estate Investing by McElroy and The Book on Investing with Low and No Money Down by @Brandon Turner.

 Here's a BP link to another similar thread that has some advice on running numbers.  I don't have experience with multifamily properties but came across the above thread and thought it may be a point of reference. My apologies if not.   Also, if you like the BP podcast, Episode 61 has some other helpful tips on multifamily properties.  Wish you well in your investing.

I'm an investor in Richmond, VA and am looking to buy rentals and do some flipping as well. Hi BP colleagues,

  I'm new to investing and wanted to get some feedback from investors who have invested in land before.  Does anyone have experience in purchasing land below the assessed value and selling to a local developer?  How did this transaction go for you?  Any pointers or things to look out for?  I'm thinking of purchasing land that the owner seems to want to get rid of at a really Low price.  I'm thinking of either holding for a while and building a home there to sell later or selling to a local contractor who does new construction in the area.  Any helpful feedback would be appreciated.

@Rashad Brooks I have also become interested in investing in REOs recently and have noticed the same-many make for better buy and holds for me than flips, due to the price.  Hopefully some will come around soon where there will be a profit to make after the rehab and sell.

Question- has anyone purchased a home where a prior rehabber was foreclosed on? It shows up on the MLS as a home that has half (or less) of the home renovated, but still in need of further renovations. I'm a little cautious of this, as I'm not sure if they foreclosed due to funding and time, or because they came across something at the property that they felt was too much to fix. Any thoughts or experience with these type of REOs...I've come across about 3 in the last 2 weeks.

@Sherita Owens  If you like listening to books on the go, a recent one I listened to on Audible was Wholesaling Real Estate: A Beginner's Guide by Brent Driscoll.  It went over the basics, gave some pointers on important things like contracts, and things to look out for.  Hope this helps!

I've heard that some have success using PayNearMe for tenants who may not have internet access.  It allows the tenant to pay their rent at select stores (i.e., 7 Eleven).  The service is free for landlords, and funds are automatically deposited into the landlord's account. Here's a link with a little more info.  @Brandon Turner also wrote an article on this service a few years ago.
