@Jonathan Smith  Welcome to BP!  Glad you have found the podcasts, as they are very informative and offer such diverse viewpoints and strategies on multiple real estate investing avenues.  I would also suggest the weekly Wednesday webinars with @Brandon Turner.  It's a great time of learning that ends in a live Q&A.

  If you are interested in any new 'reads' for real estate, I would recommend E-Myth by Gerber, Low and No Money Down by Brandon Turner and The ABCs of Real Estate by McElroy.

@Dan Sanford Two local lenders that I have been referred to from contractors and other RVA investors are Richmond Mortgage and Lima One Capital.  Both are here in Richmond and seem to have a good reputation.  I have not used hard money, and I'm not endorsing them and would advise as with everything that you do your own due diligence before using them.  I wish you well in your investing!

@Mike Lynch  I wish you well in making your decision. I would definitely invest and purchase probably a buy and hold with a good amount for reserve, and then use the rest of the money for fix and flips.

Welcome @Andrew Blackmon! Have you chosen a 'farm' area where you will target your real estate goals?  Having a farm area helps you to stay focused on one particular area and not get easily overwhelmed.  You gain great insight and knowledge, from choosing just one area rather than a whole city when just starting.

Continue to stay plugged in to BP community and like you mentioned join in on conversations and share you insight and experience.  That's what great about BP. Those from little to vast experience are able to share ideas with one another. 

 Also, if you're interested in any helpful books here are a few that I've read recently- ABCs of Real Estate by McElroy and The E-Myth for Real Estate Investors by Gerber.

@Tiffany S. I have not used HML, but have heard from other investors in the area that Richmond Mortgage (as mentioned above) has a good reputation. I would encourage you to do your own due diligence before going forward with them, but just wanted to share. Wishing you well in your investing!

@Jessenia Munoz Congrats on moving forward in REI! This was my first year learning about REI and have found other investors to be very helpful and willing to share educational tips, especially when you show initiative. I would suggest to keep being active on BP, and listening to podcasts, as well as checking out the weekly BP webinars. There's so much information here and it's a great community to learn and be active in. Wishing you well in your investing!
