@Alexander Lang. Addressing bed bugs via an addendum is wise, actually. That said, it’s difficult to say whether or not the addendum terms are helpful - or even legal - without seeing the language.

@Aaron Burns. Practically speaking, stuck until the courts reopen. Out of curiosity, does the lease indicate whether the tenancy converts to a month-to-month or renew for an annual term?

@Jeff Pavalone. Yes, treat the relationship as a landlord/tenant deal - even for friends. Ensure a well-drafted, written lease is in place to avoid issues.

@David Bowles. If she has a written lease already, you’re bound by those terms until the lease expires. We always suggest new leases once you take over the property to ensure you’re protected. If you can, get her on your lease ASAP.
