Rental Agreement/Lease - what are keys to protect yourself

What are the key provisions a landlord needs to include in a lease to protect themselves and the property?  Do you get an attorney to draft a solid agreement for you or if not where do you find?

    Learn the laws where your property is.  Nolo Press has free contracts that are great:

    No lease can be written in any way that will magically give you a problem-free tenant.  That's where screening comes in.  And month 2 month agreements, so if they turn out to not be great, you can kick them out easier, and change any rules that need changing with just a 30 day notice, usually.
