Jonathan Perez That's why I posted this I was doing the same thing as you were and this year I have said its time to just do it. We seem to have similar goals since I'm also looking to start a property management company after I self manage my own investments for a little while. Looking forward to seeing your progress.

@Emmett Dempsey As others have said it all depends on what your goals are? Personally for me i'm not crazy about fix and flip because of the tax burden and feels like i would be creating a full time job while the fix and flip will be going on. 

I have been thinking about doing one anyways to give me a little more money to work with to start doing buy and hold which is what my focus is really on. But again as others have said and as well from what i have said it all starts with what you are looking to do and why you are looking to do it? 

While I Am strong believer in taking action you also have to understand why you are going to pursue whatever you decide on what you want to do. Its also best to learn about all of the types of investing to help you decide which type of investing really stands out to you then start taking the action towards that type of investing strategy.

@Account Closed thank you for sharing your real estate goals. I keep hearing about the miracle morning so after i finish reading the 80/20 principle and the E myth revisited ill have to pick it up along with the 4 hour work week and The millionaire investor. 

The millionaire real estate agent is a good book if you are actively working as an agent because I really breaks things down in how you can build the systems to grow your business which i found very interesting. 

One of my long term goals is to have my own real estate business that cover all of the aspects of investing in buy and hold rental properties. I didn't really come to this ideal until after i read both of brandon turner's new books that came out at the end of last year and also from listing to the BP podcasts. So much great information in them it's amazing what you can pick up from them if you are REALLY listening to them looking for tips or insights.

i also look forward to seeing where this thread goes and hopefully many more will be willing to share their progress as well.

While I love this website and all of the information that is on here I believe there is too many people that just talk about making that first step towards investing but never do. So lets share what we are doing to reach our goals and hold each other accountable to reaching our goals. 

I will share my goals for this year and my current progress. 

1.) Get my real estate license in illinois since I've only been able to rent apartments the last two years this will help significantly in increasing my income. 

Progress towards this goal: 

Passed the state exam on 2/8/16 and have already got a few people that I have been talking to for the last few months that i'm working with to help them find a condo to buy. 

2.) House hack a  4 plex, improve credit score to 700, triple my income from last year

Progress towards this goal:

Working on increasing my income from my career in real estate and also doing some credit repair this will help me more so for the upcoming years and help gain some credibility with lenders. Building relationships with lenders to allow me to have a better chance at getting a loan when the time comes and also to increase the chances for my clients as well. Looking into a partnership to see if it will be a good idea for both sides involved.

Those are my two major goals to make happen this year. I believe when you try to hit ten major goals in one year it tends to make you lose focus on all of them and none of them get accomplished. Work towards the two most important ones and then after you reach them go after the others. 

Would love to hear what others are doing to reach their goals as well and who know we may be able to share ideals in how we are working towards them if we share common goals.

@Anthony Lee Welcome to the site as @Douglas Skipworth had said check out the podcast and become an active member on here. Don't just read get involved answer/ask questions you will start to learn that you know more then you may have thought and will also learn a lot as well. 

If you have any questions about the chicago market feel free to ask me. what type of investing are you looking to do or what are you looking to learn this will help other help you and will also allow you to really focus in on one area. Since there are so many different ways of real estate read up a little on each method once you find which one makes the most sense and peaks your interest then jump in and start taking action.
