I am actually handling all the day to day activities (hiring subs, firing subs, rehab schedule, budgeting, picking out materials, answering questions etc.) I check on the rehabs twice a week and get pictures everyday of work completed. Before each draw I sign off on work completed from the rehab schedule. If they were supposed to complete something on the rehab schedule that they did not complete, they didn't draw until it was finished and I was satisfied. What makes the difference is getting everything in writing with clear deadlines and consequences. If the paperwork is done correctly then the management is easy.

My realtor pulls a CMA for every property we want to place an offer on if I can't personally find comps in the area. We place 10 sometimes 20 offers a week and sometimes my realtor has to pull a CMA for every one.

I just copied and pasted the same "I want to buy your house in cash" email on all the craigslist ads. I would take 30 minutes and get it knocked out!

I came to the realization that I will never have the time I think I need to accomplish what I want. It's all about moderation. I just fit what I could do into my daily routines and did them consistently.

Seriously though, I've gone through FIVE agents in the past 5 months. You need an agent with YOUR best interest in mind. If you ask them to pull a CMA and they excuse it off it's time to walk my friend.

Thanks! I hope I've helped motivate people through this post. That was the goal lol. I see to much complaining and not enough go getting. Even at local meet ups! I go from circle to circle looking for the group that's not complaining and actually talking about action and ideas. Hopefully this will get some gears turning and create less complaining and more action,

Give it a soft pass man, If you're professional about it and walk away he may call you up in a few months and renegotiate.

Additionally, There's always another deal. Don't get caught up in the "I need to build capital quickly" mindset. Because that produces the "everything looks like a deal" mindset which can be fatal as a wholesaler and his rep.

Is anyone else having issues with the video advertisements on the right side of the screen? As soon as the video advertisement starts my computer experiences serious lag and I have to close out my page. It's Happened several times. But if I can get to the pause button before the video begins it's smooth sailing. This has happened all day and I was wondering if anyone else was having the same issue?
