Being here in Birmingham, I can confirm the increase of capital being moved into the city. But there is still great opportunity, especially in areas just outside of the city. 

For example, we just locked up a property in Leeds which is about 20 minutes east of Birmingham. 

Solid B area -Purchase price 12k - Rehab 35k - ARV 90k - Rent - $1000

-So to reiterate what has already been said, property values in most of our inner city neighborhoods vary street to street. So don't be afraid to look at areas just outside of Birmingham! If I can be of any help just let me know!

I have been doing direct mail for a while but I am now getting into the voicemail broadcast marketing arena as we speak.

I have set up an account with "slybroadcast" so I'll post back the results. Now I just need phone numbers lol.

Anyone else test this stuff since the original post?

Findtheseller costs about $10 a lead unfortunately. $1.50 sounds great

I agree with @Rob Drum and @Steven Loveless

15k is PLENTY to get started with.

If anything, spend half on educating yourself and the other half on marketing.. I promise good things will happen if you can learn how to stretch that money and think creatively. You're going to fail a lot in this business, but just remember that's part of the process. Fail Forward. 

(I say that so you don't spend an eternity trying to make the perfect first decision, because that's not realistic) 

Do. Fail. Adjust. Repeat.
