What if the seller is stuck on there selling price?

The seller is stuck on 110k selling price/asking price. Arv is around 160k. Do I need to run the numbers until I get to that 110k that he wants or go in another direction?

Okay.. Don't just "walk away". You're going to "soft pass" this one. 

Call him up: 

Mr/Mrs seller I like your property and the location. But with the amount of work required your asking price simply doesn't work for me. I'd like to buy it but I can't make the #'s work with the renovations. I don't want to offend you so I won't throw out an offer. But if something changes please keep me in mind. 

Most of the time they'll ask "Well what could you pay?" At that point... Drop your offer like a ton of bricks.
