Find a great agent that know exatly what you're looking for. I went through FOUR agents until I found one that was willing to do some leg work pulling up CMA's on potential flips. She's still with me now, 60 declined offers later! My first flip I actually found on the BP foreclosure.com. I subscribed to it and found a deal a month later.. That $30 subscription has paid for itself 100 times over and will pay for itself 100 times again.

But to answer your questions I'm neither a broker nor an agent. If anything, look at properties on zillow, trulia etc.

1.  I hired all the subs, scheduled the rehab timeline and put together the budget. As far as colors go earth tones are always a safe choice but now days grey is the new beige :)

2. Well, to be honest once you sign the paper work there's not much you can do about it. The great thing about a JV partnership is that each flip is it's own deal. So if my JV partner were to not workout on the first deal.. I just wouldn't partner with them again. The key is to make sure everyone is clear on who is responsible for what in detail and in writing.

Not necessarily a real estate mentor. Everything I've learned so far has been from personal development (reading books) and networking here on BP. BiggerPockets is an unbelievable asset if used correctly.

Now with flipping all of my advice has come from my JV partner. Mostly because he vets most of the deals.

I'm actually in the market for a new Contractor as we speak so I'd love to connect.

I have a great deal I'm working on here in Leeds that would make a great flip if you'd like the numbers and address.

We removed that Hideous Stone Mantle! lol. And we also added the built-ins which helped a good bit.

That stone fireplace was so heavy the beams in the basement were bowing outward. When we removed the stone the beams came off the ground!

We estimated the stones weighed 2 tons. Some of the individual stones weighed 300 lbs by themselves. It was a monster to demo that's for sure.

I was just using the MLS up till about a month ago..

I was going to wait to build some capital before investing in Direct Mail but I knew I had to find those off market deals somehow And I knew that waiting wasn't going to help me out either. So, I got on craigslist and emailed 200 "home for rent" ads every day asking if they'd consider selling their homes for cash. And I was blown away by the responses! Most of the responses were home owners wanting retail for there property. But out of the several hundred emails I sent I found several really decent deals. Our next flip will more than likely be because of the craigslist email campaign.
