Thanks so much! Great advice! The reason I want to seller finance the deal is because I would really rather not tie up all of my funds into one deal. He is a longtime investor and owns many complexes in my area. This specific complex he has owned for more than 10 years because he told me he did a full gut rehab 10 years ago. So if get a commercial loan for 80% of the purchase price I can ask the seller to cover the other 20%? How exactly does that work? I would much rather deal with a commercial lender because I would think that the rates would be lower.

So you think I should somehow structure the deal to where I would have 2 separate loans for the complexes? I actually really like that. Then it wouldn't necessarily be a commercial deal correct?

Also, I didn't even think of the Security deposits from current tenants, Thanks!

Hello everyone!

I have a potential deal in the pipeline. A local investor is selling his 8 unit complex that he has had for over a decade. I have mentioned seller financing to him and he is interested in talking about it more. We will be meeting for lunch next week and I just want to make sure I have all the information needed before sitting down with him.

  • This is actually two 4 unit complexes on the same lot so would this be considered a commercial deal? 
  • What's my best bet in convincing the seller he should finance the deal?
  • What are some questions that I should ask the seller during our meeting?
  • What are some creative ways to structure this deal without completely liquidating my capital?
  • Any pointers for my first multi-unit deal?

Any help would be greatly appreciated. Thanks!

I absolutely agree! Going to your local REIA or similar meet-up is crucial..
