@Bryan O.   @Jerry W.

Thank you both for your advice!

The tenant has already been given a 30 day notice. But both of you still think I need to get an estoppel agreement?

@Bryan O.

The tenant has already been notified that the property will be rendered unoccupied upon closing.

Do you still think he'll be up for signing anything?

@Jerry W.

So I need the seller AND the current tenant to sign?

Also @Jerry W.

Where are the downloadable lease forms on BP?

Ok just a few suggestions, first the current owner has some lease contracts, especially if any of the units are currently occupid. You need copies of those because they are your current contracts. Next BP has downloadable forms, I would get a copy of those. Next most states have state organizations who license real estate companies and they often have state approved forms for things like leases. there are also a lot of local BP members near you who have leases, and local REI meetups will have folks who would likely share their leases with you. Finally after looking through lots of forms pick the one or ones you like and take them to a local attorney who does Real Estate law. Have him look them over and explain and modify them as needed to meet local and federal laws. There may be County or City laws that differ from one area to another. Finally there are some really good books here on BP that you should get to help you through this process. Good Luck.

 Thanks!

The current tenant does not have a lease agreement. In your area how much does an attorney cost round about?

Hey Guys,

I am (finally) closing on a duplex at the end of this month and I need to get a lease agreement written up.

I want a SOLID lease agreement that will cover my rear end if anything were to happen.

I am house hacking this property so I'm not sure if that will change the agreement?

Who should I talk to? And how much does it normally cost?

Also, what are some addendum's that you put in your own lease agreement?

Thanks guys for any help!

Hello all!

I was just wondering what process you have used to successfully purchase off market deals to flip?

I have thought about probate lists because it should require less time from me (which at this point is most valuable) but I am not sure how profitable it will be.

Yellow letters I know is all about the numbers. You send 1,000 letters, get 30 Calls, make an offer on 5 and bag one, maybe two.

Do you use a wholesaler? If so do they bring you actual flipping deals?

As a flipper, what process has brought you the most success as regards to off market deals?
