Savannah is a beautiful place. 203k loans are a powerful tool! But they take a while when closing :/ 

I would utilize Bigger Pocket's Foreclosure Finder to hone in on a great deal. I have had great success using it!

And if they're paying too much for the property then that's their issue.

I'd love to hear about your Irondale experience. I've looked at several off market properties but could never pull the trigger in that area. One block is selling close to 200k and the next is selling for 100k. We ended up settling for Trussville/Pinson area.

Toxey McDavid It's sad. I'm new to this game as well and I've already had several shady people try to swindle me as well. If only they'd understand that they could make just as much money (or more) by being honest. Not shaming Realtors necessarily, but most of the shady people I've worked with were primarily Realtors.
