Moving to Savannah Ga upcoming months
Just to give you guys a little about me I'm currently active duty military, due to arrive in Savannah no sooner than September. I'm not just set on utilizing my VA loan but also interested in using a FHA 203k loan for a flip or rehab of a property if the opportunity presents itself..
Through zillow and other real estate websites I feel the market might not have what I'm looking for. Hoping to find a investor friendly REA in the area.
So I'm very interested in a couple things, any multi-family units in a good neighborhood ( can be turnkey or in need of some rehab)
Single family home in need of some registration ( obviously looking for a profit margin)
The investment would be owner occupied and would be my first investment/purchase. I would really like the multi, but I'm not turned away by getting a fixer-upper SFH and sitting on it for a couple years to sell for an untaxed profit.
Honestly other than the actual property, I'm more than excited to start networking and plan to find local REI meetings to attend..

I'm not in Georgia, still want to encourage you! Also served 10 yrs active/reserve military and married to active military. We've been investing over the course of our service, I'm up to 18 or 19, plus 10 that I have with another partner. There are quite a number of military here, as well as vets. I heard a Chief talking about all her houses when I was young, and decided I'd do the same. We have bought a number of live-in fixers to improve while stationed in a location. And we've purchased houses close to Air Force bases, but not smack-dab near one. When you get into town, take the time to drive neighborhoods, and ask when you in-process through housing where favored areas are for military. They'll know the places that are in-demand. We always set our rents based upon BAH (even though we will rent to anyone who qualifies), as that is a great starting point for running numbers. Remember there is one Admiral, General in a location, but a ton of E-4-5 or O-1-3 running around, so we aim for houses toward the bottom tier.
I suggest you set up keywords for your new location, so that you get notified when people mention Savannah. And attend meetups or a local REIA so you can learn from others. We also do the local Chamber of Commerce meetings with MAC (I think this might be "military advisory committee" but I'm not sure). My thought is to improve my local area, one house at a time.
