Let's buy some houses

Hey! I've been interested in real estate for a while and have finally decided to make some moves. I'm a Canadian living in Seattle, WA and looking to diversify my portfolio. The ideal property would be an in-state MFR that cash flows with an upfront investment of <50k (the comfort zone $$ value for my first investment property). I realize that might be asking too much in this crazy Seattle market so I'm been considering out-of-state options as well. I'm still running the numbers to see what works for me but so far KC and Indianapolis are topping my list. Finding a fitting agent is the next step so I'm all ears if there's any recommendations. This is a great community and I'm excited to kick off this journey!
