I agree with J Scott. 25% off isn't a low-ball offer in this market.

I like to make low offers and keep submitting them even after they are rejected. I try to watch properties until they actually close with another buyer. You never know when a seller will come back ready to accept your "low-ball" offer.

I've never flipped a condo and have been skeptical because of the HOA issue. HOAs can change their rules, structures, etc. That said, I've seen some interesting condo possibilities in my area recently.

Jake, you made an interesting point regarding having a better idea about the market values.

Thanks for the heads up on this article and report. I was glad to see Chattanooga was on it. Texas looks like it's poised to spring back quickly. North Carolina and Florida appear to be improving quite a bit.

I know there is a lot of inventory still out there as well as shadow inventory, but I see signs of improvement in my area. In 2008 and 2009, family and friends urged me not to buy real estate. As I was getting my hair cut (and dyed) yesterday, two hairdressers asked me for advice regarding buying rentals and personal homes.

I found a new Goodman 2.5 ton and decided not to replace the inside at this point. The price ended up being 1500 plus 100 (1600 total) to help get air through to the inside vent.

I like to get really specific with my goals but leave some room for flexibility.

I add my own acronym "osb" behind all my goals. OSB stands for "or something better."

Can you give an example of a direction (or goal) you were considering? Jon K. mck
