When I look at flips, I have a system of how I analyze what to go look at physically. I try to weed out as many duds as possible before driving anywhere. Doing most of your "looking" on the computer can save tons of time. mck

Interesting idea. I actually have a monthly yard cleaning service for some college tenants who kept getting the property sited for yard trash. I put it on the new lease as a stipulation for being allowed to stay in the unit another year. They pay of course.

Thanks! Good food for thought. I'm really not that worried about the cleaning as much as the destruction of property. You would have to figure our the specifics and that would be tough. What exactly would a tenant need to do or not do to get money back, etc.

I spoke with a Section 8 police enforcer who said it would be legit if you put the terms in your lease. I'm not sure I'd ever offer reverse deposits but it's an interesting idea. Mck

Kevin Yeats commented on my "Disadvantages of Section 8" rental blog. He asked about providing "reverse deposits" as an incentive for tenants to keep their homes clean and maintained. He suggested giving $200 at the end of a year lease if a home was deemed clean.

Has anyone used these? I haven't. mck

I agree with Jake Kucheck that 4th quarter is the best time to make low ball offers on REOs. 4th quarter is just around the corner... mck

I like to delegate as much as I can. I focus on looking for properties and investors who need help. I outsource property management, cleaning and lawn care. I often bring in a helper in the office and have associates that I work with to speed projects along. Good luck. mck
