I've never thought to return lockbox, sign and check to listing agent.

I usually make offers with 15 day closes, knowing that the deals rarely close that quickly.

If I am able to inspect, I leave off an inspection contingency. I'm not always prepared to not have another inspection.

I'm going to try to up my EMD and see how that goes. Thanks! mck

I like negotiations, but with REOs you often don't get to the table with the bank. The only way to communicate is through the use of a bid. What creative bid ideas have you used buying bank foreclosures?

From what I understand about New York and California, the liability potential is greater. I'd look for a state that is business and landlord friendly. Good luck. mck
