I am looking for properties in Northern Virginia area,  $170k or less. Interested in rental properties with or without tenants in place as well as fix & flips. 

Interested in 3bd/2ba+ townhouses where HOA is not more than 100 bucks. Add me to your buyer's list. Can do a cash buy if numbers make sense and looking for atleast 10% cash on cash returns. (COCR)

For me COCR should be from 10-15% yearly. If it does not give even 10% returns it is not worth the initial investment. I can make 7% with stick market with a lot less risk. Also recently I started looking at cap rate but I would still go with COCR to give it a further look.

Well, Looking at your numbers the COCR is around 8% (NOI 2400/30,000 down-payment). I think that's a great way to start but 8% seems decent and has a low maintenance costs associated with it. As long as you are comfortable it would work for you.

Calling all Northern Virginia investors,

Is it unreasonable to find properties at 20% discount in a market (Manassas, Woodbridge, Dumfries) for condos/town-homes 3 bd /2bath.

Any wholesalers, marketing strategies are you using to target such properties?

@Behrooz Rad - Just curious, what areas are you targeting in Northern VA. I have been hard luck to get even something close which will yield 10% COCR.

Are you getting leads from MLS or you have your own marketing crew?
