Is Washington DC, NE SE quadrant good for investing?

Hi Folks,

I've been buying and holding in Washington DC suburbs, mostly in northern Virginia area. These days I'm hearing that there is good cash flow potential in the NE and SE DC properties. Is there any investors from this area who can help? or even a wholeseller who could lead me in the right direction? All your help is much appreciated.
