One thing I would recommend is feel free to ask questions and post it on forum. Many a times we are hesitant to post a question, but surprisingly you will find there are lot of ways to answer the question and its always to get to have multiple perspectives.

@James Lee - This is a very open end question and probably we can long answers about it. Deals can come from all the places from your core network, support network, lawyers, acquaintances etc.

There is a section on getting deals in "Millionaire Real Estate Investor". I think that would be a good read. 

I really like the caution note on timing. And yes with flipping, controlling the rehab costs is very critical. Make sure you have a fixed price SOW and stick to it
