@Mark Sewell I have been $2-$7/lead and my realtor asked me to slow down the ads. In my area, we have been crushing it with Facebook Ads. Not a realtor myself by typically we have a 9-Step qualification process which makes our leads super qualified. But not to mention we do still find garbage leads but 80% leads are pretty solid.

We find great hooks which does magic for us but you are right targeting is pretty standard. Zip codes etc..

@Wynn L. - I have never ventured into 22407 or 22408. How are the growth factors in these two areas, any specific economic drivers that may change current rental numbers?

Do you still find properties (single family or townhouses), 2/1, 3/1 in zip code 22401 around class C neighborhood areas? I am looking for $60-$70k all in with purchase price and rehab costs and having a 10% cap rate. But recently it has become hard to find any deals in the market. Do you still see if this criteria is good enough for this market or need to look in other markets to meet the criteria?

@Kevin Hunter - I did put few offers but was outbid by other investors. The market is rough and the cash offers are trumping financing offers. 

Where was your property located? Prince William County? thats my area specially 20109 and 20110 zip codes..

I am also in the same boat, and just getting entry into buy and hold in NOVA is very expensive.

I think Prince William County (Manassas, Woodbridge) would be decent but cannot be compared to Richmond, VA. My question to this group would be what are the metrics you are seeing in Richmond area

1. Cap Rate. (In PW county it will be 7-10%)

2. Net ROI (Cash in hand after all expenses) (In PW county 7-10% for 20% down-payment)

3. What is the appreciate factor for single families in Richmond area? What zip codes are you guys focusing on?

@Chris Seveney- 100k purchase price with 20%. Rental property
