Have you thought about flipping houses and then building the initial capital to invest in buy and hold strategy.

Thats the strategy personally I follow and have similar goals as you. And this is the strategy is working but as everyone said, its not easy to begin with and the deals become better as you move forward

One thing I would recommend is feel free to ask questions and post it on forum. Many a times we are hesitant to post a question, but surprisingly you will find there are lot of ways to answer the question and its always to get to have multiple perspectives.

Hello Everyone,

I am looking for a HML who can lend me 100% of purchase costs and rehab costs. My criteria is buy-hold in Northern VA and has an all-in costs of 90k with an ARV of 130-140k. I am willing to pay points and would be coming up with closing costs. My goal is to establish long term relationships and expand the portfolio. I have experience in Baltimore market but that's mostly flips.

Please message me if you have any HML recommendations who can work with such criteria for rental deals (great cash-flows) in Northern VA.

@Joshua Fleetwood - I would work with a realtor who understands your needs and is willing to put time and effort. You have to understand the person may not be motivated to proactively look deals for you, since you may be passive buyer. So figure out the priorities and if you are in passive just read and absorb you can and when you are ready to jump start talking to people

@Christopher Cole - Please ask questions and there are many here who invest in similar areas where you are interested in. So try getting the right realtor and financing and then go from there

I would keep the reserves and use leveraging to invest for further expansion of portfolio

Wait for the deal that works for you and factor in your time spent. There is always a good deal and is always relative
