Hi, welcome to the forums! I am new too, so I can't offer a tone of advice, but some of the best learning resources I have found are the podcasts. I have listened to almost all of them now and re-listened to many of them as they are just an ocean of great tips and lessons. There is a podcast for just about anything a new investor might want to know. Check them out for sure! Good luck in your endeavors!

After much deliberation I have decided to wait to get my real estate licence, although I will eventually do so. So I need to find a good real estate agent in Northern Utah, (Weber and Davis counties preferably) that knows the ropes of real estate investing. Does anyone have any recommendations? How does it work if you just want them to pull comps for you? Can I pay a flat fee and they'll pull all the comps I want? Thanks

Biggerpockets Ultimate Guide was actually one of the first books I read, I will definitely have to check out J Scott's book though. Hi guys, I've got a question for all you seasoned investors, what are some typical repairs that a property may need once an investor acquires it? What are some not so typical repairs? I know every property is different, but there must be some fixes that are just to be expected right?
I've been reading like crazy, listening to podcasts, scouring the internet, but I still don't fell like I know enough to get started. This sounds stupid but I seriously don't know what I don't know. What should I research before I do my first deal? I know I don't understand loans enough, is there a book out there that explains loans? Also, is there an article, boo, blog, anything that explains in detail the process of flipping and/or wholesaling a property? Last question, I heard on a podcast that because wholesales can be complicated it is probably not the best thing for a first-time investor to do, any suggestions or opinions on what is? Thanks so much!!

Wow, that's even more than I thought! Thank you Gary, Rusty and Holly, for your quick responses! @Holly Baldwin , I have 4 young kids, 2 of which I am homeschooling. Would you say it is possible for me to do Realtor schooling online and still be able to give my kids the time they need? I guess right now that is the only thing holding me back, my kids need to come first.

I've been listening to tons of podcasts, reading blogs, books, articles, and I think that I want to take the path of becoming a real estate agent so that I can have access to the MLS without having to bother someone else. My question is to anyone that knows the laws in Utah; if I go to school, pay all the Realtor dues and fees, do I have to be under a brokerage if I'm just doing my own stuff and not practicing as a Realtor to the general public? I spoke with an agent a while ago, but failed to ask her this. She did tell me all the fees involved and it's somewhere around $1,500 a year, or am I way off? I know there will be more costs involved initially with school and licensing, can anyone give me more exact numbers? Anyway, I don't want to actually work as an agent, so I don't want to get a job at a brokerage, but I'm not sure if I can legally get away with that. Am I completely in left field, or is any of this accurate?
