Lots of ???? from a newbie!

I've been reading like crazy, listening to podcasts, scouring the internet, but I still don't fell like I know enough to get started. This sounds stupid but I seriously don't know what I don't know. What should I research before I do my first deal? I know I don't understand loans enough, is there a book out there that explains loans? Also, is there an article, boo, blog, anything that explains in detail the process of flipping and/or wholesaling a property? Last question, I heard on a podcast that because wholesales can be complicated it is probably not the best thing for a first-time investor to do, any suggestions or opinions on what is? Thanks so much!!

@Nikki Jacob , check out The Book On Flipping Houses by J Scott. That's a really good place to start, or was for me anyways.

You can also check out BiggerPockets Ultimate Beginner's Guide to Real Estate Investing.

Also there is

by our very own @Brandon Turner , do make sure you change the viewing settings to 720p so you can enjoy all that his beard has to offer.

Also, search the forums. Dollars to Donuts (who says that anymore?) that you're not the first to say this or feel this way.
