Has anyone tried the Cash Flow Freedom University? I've read a lot of Ben Leybovich's articles, and I know he is extremely knowledgeable about real estate investing, but can anyone give me a review about this course? Will it help me go from a semi-clueless newbie to ready to buy my first property? Thanks

Thank you all for your great advice! My husband though of another, but I'm not sure if it is possible. Can we get a small business loan and buy properties that way? We would obviously need to set up some kind of business entity, but does anyone have any experience with this?

I've been researching and we would like to jump into real estate investing by way of buy and holds, and fix and flips. We (my husband and I) can qualify for a conventional loan, but we don't have a down payment. I absolutely DO NOT want to go begging family and friends for money, so. besides hard money loans, are there any other ways to get down payment money? Are there loans out there that don't charge 20% interest that could be used for down payments? Is there some key to this that I'm missing? It is so frustrating, I really want to do this, but I don't have the resources.

Thanks, everyone, for the great responses! After I initially posted I decided to get J Scott's book on flipping houses, and it has been the best book I have read on the topic thus far! @J Scott great job, that is a book I will definitely be refering to many time in the future I am sure.

@Mike Gallagher thanks for the advice. I see that you are not far from me. Would you be willing to tell me about what is hot right now in our market? As far as flipping, what types of homes are people after? I'm still trying to figure all this out, and still trying learn as much as I can, is there anything you would be willing to tell me about our specific area?
