new modern thermostats should always be added. it gives a sense that the unit in the house is newer when it isn't. the nest diffidently will give the illusion of modernest. the nest is easy to use also.

dig what your trying to do with branding yourself but i wouldn't sell to a cop nor want to speak to one. i would avoid you all the time and your message. it's not about what you are, it's about the seller situration.

trulia,zillow,redfin,findcompsnow....you can gather a lot of recently sold comps. the realtor just has a nice, easy to read list when you ask for comps. plus realtors will have the most up-to-date sold comp properties instead of weeding though various websites mention in the beginning that might have a small delay on other comps.

accurate comps with be more in line with year built,+/- 200ish sqft, renovations, at least 3-6 months back within a 1/2 mile of property.

Your letter copy, in my opinion, sounds too much like a salesman. Make sure it's actually handwritten.

(Full disclosure, I run a couple direct mail companies for REI, including a Yellow Letter service in development.)

gotta make sure wifey is down with this business plan. don't risk money you can't afford to lose. start by doing some of those "ninja" tactics, and save expendable cash for mailers. as much as people make it seem like wholesaling is a quick way to earn quick cash, it isn't. it takes hard work.
