To appliance or not appliance.... that is the question?

Something that I haven't seen much discussion about is the decision to include an appliance package in your flips or not. For something that can cost in excess of $10,000 on a nicer home, it doesn't get a whole lot of discussion when budgeting for rehabs. I was hoping to get some comments from experienced rehabbers who have both included and not included appliances with their projects.
