you can get a diy account set up at any home depot pro desk. contractors get different tier discounts depending on how much they spend. 6% doesn't sound right at all. usually, it's 10% then deeper discount depending on which tier your in. if you go to lowe's, home depot will match, then beat they're price by 10% on all like-kind purchases. i currently work part-time at home depot.

05/16/2013 Price change $203,000
04/24/2013 Price change $197,500
01/08/2013 Price change $220,000
09/25/2012 Listed for sale $165,000

just wondering...been watching certain houses on the market for almost a year with these labels on mls. I still drive by those certain houses once in awhile with for sale signs in front still.

from a definition stand point, Active/Pending-Short Sale - Offer has been accepted by seller and has been presented to financial institution but has not been accepted - property is still available for showing and back up offers are being accepted.

i know short sales take awhile to close but even some houses that hit day one have this active/pending label. thinking this a tactic to create an illusion of another fake buyer to drive up price.

one house keeps changing price up and down on listing, how can this house be pending a short sale if the listing price keep changing?

reno is on a small climb as of the 1st qtr of the year. inventory has been shrinking. still lots of vacant homes around town during my drives. read a recent article over on bankrate.com that reno was one of the five best markets. i'll let you know when my next project is ready. link below:

hello y'all. found out about this website about a 2 weeks ago from reading j scott book purchased from amazon(which is the best flip book ever). purchased the digital copies after learning about BP. getting back into the flip game after being down and out for awhile. love this site, and have listen to every podcast, and working though articles daily. thanks josh and brandon for making a place that has [b]real valuable information on real estate.
