hope you didn't buy the semi gloss yet. satin is the best sheen. most cabinets come from the factory with a satin finish. satin is as durable as semi gloss, and looks 10x better. semi gloss is old school mindset that still holds up but lower sheen paint formulas in the recent years have come up. if your going white,off the shelf behr ultra pure white is always nice or white dove benjamin moore leaves a great impression.

go to the house if it's a possible deal. things change in person, and you'll get a good idea of the house. if abs owner can't meet you because they're out of state, still cruise over to the house. it might be terrible, and you don't wanna get a house that might be a pile of sticks.
on equity, that should be talked about earlier on. do you own the house free and clear or how much is owned. title company will show the truth if seller is lying.

rustoleum countertop transformations. it works alright if your decent at doing renovations. HD has is @$249! amazon has it @ @212. for that kinda cash, you might as well replace the tops with new laminate counters. cost should be around $18-22 installed per linear foot.
