Huntington does HELOC on investment properties.

@John Semanchuk I think you have it right. The tool is only a 1/4 thick. As long as you can slide behind the fitting you can use the wall as the back pressure to get it to release.

The IDs are different. 1/2 Type L copper has an ID of .545 where 1/2 pex has an ID of .475. As you go up in size with pex the difference becomes greater. 1" pex only has a ID of .862 which is further reduced to .625 with a fitting. So the water main should be 1" or larger.

I just use the copper bands. Pexsupply.com is a pretty decent company for parts.

I love the Takagi although it is a T-K3. I installed the unit in August of 2008. Have not had a single issue with it. The SS vent was very expensive. I do have the Takagi Jr in one of my rentals without issue as well.

I will definitely be looking into the condensing units when mine eventually fails.

I am also a big fan of pex. I have now done 6 homes 99% with pex(stub outs and WH connections are copper). I always do home runs from a ManaBloc manifold. I have never used any SharkBite fittings only crimp due to fitting cost.

Here is a pic of the manifold and WH in my house. Everything is a home run. No connections in any of the walls. My water closet is only 15" deep. This was my first time plumbing a house. Just thought I would share when I saw this thread. Plumbing with pex is a lot of fun to me.

That sounds better than FL!

Funny, there actually is an extra room at the condo.

We are unfortunately driving to FL. Leaving on the 13th a few hours before the twins bedtime(hoping for a quiet drive) and returning 1/6/2014.

@Jeff Rabinowitz @Aaron Yates

I do the same with my rentals. They are mostly in my neighborhood. I would not hesitate to live in any of them. The wife has suggested it on occasion. :)

My wife has been warming up to RE lately. She seems warmest when I flip one.
