Thanks for the reply. I am going to give this first one a go on my own. I have all the paperwork in order so far. Hoping it will be pretty straight forward. Tenant simply stopped paying.

After 5 years with no issues I have to tackle my first eviction. Unless of course he pays in the next 3 days.

If anyone has experience with eviction proceedings in Southfield, Michigan I am open to any advice and tips. Anything to make things move along smother and faster.

Huntington Bank in Michigan does HELOC on rental properties. I think they will do up to 4 at a time. They need a year of seasoning.

Some of it seems high to me. Especially the title and recording fees. Here is a cash sale on a $19K home from Nov. 19th of this year.

I have used the same agent for every purchase to date. She goes above and beyond for me. So we have an agreement that she make a minimum amount, hence the $680 additional in my closing.

Had I not paid that my close would have been $1195.64 including taxes.

See you guys at the next one if I do not end up making it. Too much to get done before I leave for vacation.

Just got my quote back from National.

Going to stick with Whims in Rochester, MI. $1200 less per year with $1K deductibles rather than $3K on a group of 6 properties.

National did have better rates on vacant properties.

@John Knappmann Apologies, Paint.net is the name of the software. I also tried the same address when first told about the app. It does much of what PhotoShop can do with the benefit of the best price - Free.

I have been meaning to post this for a while. Here is my last full rehab. Purchased without ever seeing the inside. :)

All that is left of the original house is the foundation, roof, and 75% of the studs

Purchase: $26,001

Rehab: $35,000

Appraisal: $114,000
