@Aaron Yates My only trick was having a 2.25% HELOC made available to me via my father-in-law near the end of 2008. The path from then to now was a lot hard work.

...guess I should save the rest for later instead of hijacking the meetup thread.

I will be coming solo. 9 deals in with next to nothing out of personal funds and I still do not have full spousal support in RE. I usually go with "By the way I bought another house today". It is easier to ask for forgiveness than permission as I only need permission to sell the property. LOL

The Wife and I went there 4 years ago on a Saturday night. It was nice and the food was OK but it was a ghost town.

Berkley is just obscene. I have a 625 sq/ft 2/1 in Berkley with taxes at $2K. I see Berkley as more of a buy, demo, rebuild and sell. Seems to be a new house going up every few blocks. Thinking of doing it myself next year.

You may just want to look outside of Berkley for something that cashflows.

I am (hopefully for just a few more years) a IT Systems Administrator. Fell into real estate after building a new home for my family(started in 2006, finished Dec 2008). Could not sell the old home due to being underwater so I became a landlord. From there I noticed the deals in my neighborhood and started buying them. So here I am today, 6 SFR and 3 flips later.

Going to look at possible deal #10 today at 4pm.

I would get the 64GB w/4G/LTE. The 4G/LTE version has GPS and HotSpot. The wifi only version does not.
