Now I feel really old.  Bought my first rental at 38.  Eight months before my 39th birthday @Bryan H.  At least someone so far was old than me. :)

@Joshua Lawrence  Rentals are doing great.  I was surprised at how easy the eviction process was. Tenant ended up pay all delinquent rent and has paid ever since.

Thanks for the offer but I am going to continue self managing.  I cannot see giving up so much for so little work. I will keep it in mind when the time comes for me to be "hands off".

As mentioned already the short term while waiting for a home rebuild could turn into long term depending how many homes were lost. My in-laws lost there home to a fire and insurance paid for 20 months while they rebuilt.

Maybe this time you should pay for the camera. It is not all that expensive. Go on Angie's List and get a coupon for something like $150 for a snake and camera. If the sewer lines are anything like Michigan then they are made of clay and deteriorate after 40-60 years. Most likely the main sewer line needs to be sleeved or replaced.

So they snaked it and jetted it without ever running the camera through? Did they charge you for both? Time to find a new plumber.

I have never paid a plumber or handyman for this. I replaced one in January and it costs me ~$257 & <2hrs. This is using a 10% off Lowes coupon at Home Depot & a Home Depot gift card purchased from Cardpool at 10% off.

Well L/T court in Southfield, MI was a breeze. The clerks made sure I filled everything out correctly. The judge seemed to be on my side the entire time. Tenant pleaded for more time since he just applied for housing assistance. She did give him 7 extra days and told him she could not hold me up any longer than that and I should not be paying his living expenses.

Sure glad I did not WASTE money on an attorney!

I think I will give it a try this evening. He has nothing for me to garnish so I will never see the back rent anyway.
