Post: CPVC Shower Valves

Anyone know if they make them? Tired of the scavengers ripping down my surround to steal the copper. I redid all my plumbing with CPVC including the shutoff valves and supply lines. If I could make it a complete 100% plastic system it would be great.

I am a long distance landlord as well. I use a pm for 2 properties and I manage 8 my self. I actually do a better job long distance than the local pm. i had a tenant last year who was month to month and before she left she would show the house to applicants and have rental applications filled out. She moved out on the 30th and the new tenant moved in on the 1st. I did not have to even clean the unit as the tenant left it spotless. The new tenant is great and I think she will be with me for long term. You can put in the lease that the tenant is responsible for paying the rent if they break the lease until you find a new tenant who meets your requirements. I dont put this in my lease but I have heard it used before.

They always talk of having a shut down here in NY too. Never happens. If I remember correctly all non essential stuff is shut down but there is still some offices open to handle stuff like bills and sec 8 and important stuff.

Why Detroit? If price is a factor you can buy in many cities across the US for under 10k off the mls. But are you prepared to deal with consistent break ins, copper theft, broken windows, and vandalism? Not saying you cant do it I do it but it is not for everyone. Sure you can pick one up for 10k put 5k in it and rent it for 600$ but after two months they dont pay you need to evict and then deal with having a empty house that will get trashed and youll be rehabbing the house all over again. I might buy in Detroit but ONLY after personally seeing and driving the area, talking to other investors who are working there everyday, and having a good management company with good references lined up. Lots of people think it will be easy picking up a 10k house and renting for 600$ but unless your local the odds are set against you succeeding.

I dont really believe the country is broke. There is just poor spending and zero accountability of the people in charge.

I would never pay a company in advance to locate a property. Where do they get the properties from? the mls?

You as the owner would most likely be sued. You would then have to go after the pm, but some have in their management agreement that they are held harmless. This is why it is important to screen managers and let them know you want to know of anything that is needed. I have worked with managers who nickel and dimed me each month and others who fixed nothing. it is important to find the ones who are in between.

Any Baltimore landlords out there? I am looking at a few rehabs in the city that are cheap and in low income areas. Nothing new to me as I have houses like this in 2 other cities. I was wondering if this is a good city to invest in and are they landlord friendly? Do they require a c of o? Lots of permits to get these places rehabbed? Any other things I need to know?

"Housing says that credit should not be considered" Well fortunately for you you are the owner of the property and you make the rules and requirements. As far as I know you cant discriminate on Race, color, religion, sex, origin, age, disabilities, or if they have kids. So if you require a credit check that is what you as the owner require and they are not protected against that. I would put in the email that they will not be considered until that COMPLETE an application along with and applicable fees and other requirements. If you were concerned about a lawsuit I would talk to a lawyer if it will put you at ease, but in my experience most these people talk about lawsuits but rarely follow though. I think your doing the right thing dont be intimidated into rented to someone your not comfortable with.

I am RRP certified and it is a joke. Just another money grab set up by our government? When are they going to require this kind of stuff for mold? 41-121 $ additional cost per job? Are they serious? When are the people who make these laws going to consult with people in the field to get a real idea of additional cost and damage it is going to do to the housing market?
