If the son does not want to be checked out then I would not rent to them based on the fact they wont provide you with a complete application. If you are not comfortable with that then just say you dont accept sec 8. Or you could wait until inspection and make sure it fails and say you are not fixing anything. I take sec 8 as a last resort. Do you really want the government coming to inspect your house yearly so that a tenant with no job can live in your place? If you had a cash tenant with a job you would not have to deal with these headaches so why should you have to deal with this when the government is paying the rent for someone? I take sec 8 as a last resort but I really have issues with the process they put you though.

My 3rd property was in a warzone. All my other units were in bad areas but this property was in a true war zone. Tenants were great for a year and a half or so. Then the girl daughter got involved with the wrong people. In one month I had a driveby, 2 stabbing on the porch, a police raid, robbery at gun point, and a murder. The city actually came after me and had their attorney threaten me and I had to evict the tenant. After that I ended up selling the property even though I was making great cash every month off it. I also was managing it myself and I was getting burned out from all the calls from the police and community associations. I really wanted to keep for the monthly cash but I also did not want to have that kind of liability as well. I still buy in bad areas but will stay out of the war zones in the future. I can deal with minor drug issues with my tenants but I dont want to deal with people that have no problem killing each other.

Thanks for all the responses. I think I will stick to my method and keep writing by hand. I have had sellers tell me as well that the only reason they opened my letter was because they were curious to see who it was from. Thanks for the feedback!

So I have been handwriting the mailing address on my mailers for the last 3 years and have great success. I have done this since the beginning and am begining to wonder if I would receive the same feedback if I just printed the addresses on labels. What do you guys think? I think I am going to try it this round anyway but was wondering if anyone had tried any real world comparisons.

Anyone have any recommendations? I started talking to a few but would rather go off recommendations as there is more bad ones than good.

The purchase price per property is too high for me given the rents you posted. I would pay max 45k for similar rents in my area. Now I dont know what area these are in but from a cash flow perspective I think you can do much better.

If that was the best you think you could do than that fine. Many sellers laugh when I make offers because they want more but after they cant sell they will come back looking to re negotiate. Never pay more than your comfortable with for someone else's headache. There are plenty of deals out there.
