Pictures would really help a lot but If I had to venture a guess I would say the pier wall may not have enough steel in it. Built in the sixty's it probably has 3/8" bar in it instead of 5/8" that's required now. If its a pier and beam house though all may not be lost. You really only need true support under the main piers and not all the way throughout. Problem there may be that the mains may be what is cracking or maybe not if it is lacking in proper reinforcement.

What does the ridge and eave look like? Are they straight or sagged where the cracks are? Run a string from front to back door if you can and check for a sag in the middle of the house in as many places as you can. Hope it works out OK for you.

Jon Klaus and Tom Devost Thanks that does help. What would this classification be in the deal I am trying to work:
Bay front area totally wiped out by Hurricane Ike (only one house left standing in a 5 mile radius). BUt in the last four years there have been some buildings come back. Not as many as I would expect because it seems slow for an area that close to the water. (300- 1000 yds from ocean to bay) I am going to build a small RV park there.

Would this be a B with a potential to become an A?

May sound like a dumb question, but I am new here. What is a B area? Is that more bad than good neighborhood?

Samantha M. It will come in all shapes and sizes. You may have to go and pick the slab out at the granite vendor. Are you going to do the install on your own?

Is that a pier and beam house or am I looking at it wrong?

Joshua Dorkin, I am trying to get some pics on this PC. My old LT crashed and burned and I need to do some uploads on here. Or maybe I can find some on FB.

Mike M. I am from Nacogdoches. I see your from Longview. I was just up that way last month.

Well, you can look here if you have the time:
http://www.sdcounty.ca.gov/pds/zoning/index.html

Or you could just ask your local planning and zoning committee. They may even have to vote on it. If they do then good luck with that.

Derek Tyler

You say they are in the steps leading to the house? Are these steps over the basement or outside of the basement? Most contractors pour steps well after the slab and its sad to say they don't always use the steel they should on them. Many believe that they are not load bearing and while that is true, they still need proper steel put in them. Ice and heat put stress on them and thye tend to crack.
This may be the only problem you have but need more pictures really.

Bob Hank Instead of 1/8" plywood have you thought about using wood laminate instead? It works much like formica and you can get whatever species you want. Another bonus is that you wont have to adjust doors and/or drawer guides as you would with plywood. If paint grade I would always choose the poplar as it takes paint great.
