We've got an exciting new program here at BiggerPockets. A very high tech one.

Here's how it works:

1) Call 720-902-8552

2) A real estate investor will pick up, or text you immediately, notifying you that they will call back if they are on the line.

3) On the phone, tell us your goals, and we will connect with the resources or network you need to solve that problem.

That's it. Super simple. Testing it out today. Please give us feedback!

It's free. To all members.

That sounds very interesting.. ✅

I hope the people answering the phone are more knowledgeable than a lot of the people answering questions on Bigger Pockets forums. A lot of people answering questions on the forums if they do not like a method or never done a method….They’ll say “it’s illegal, etc. etc. or it can’t be done.”

They are either speaking out of their limited experience or claiming something is legal or illegal based on personal preferences. 🤓🧐

thanks  Scott:)

I agree. My very first deal, I was told could not be done. Then I got a PM from a very well known and respected member telling me how to get it done. It changed my life.

@Tyler Deveraux I dont know the whole story, but coming on here and explaining your side goes a long way towards your credibility.

No it doesn’t, it’s just how he played the game back then. Since this time much more has come to the surface. They have done all the things Zach mentioned plus more. I have hundreds of comments on my Facebook page from people who paid for this what I would call a scam and it is awful. They got worse over the years. I did my own review on bigger pockets. I partners with these two owners on a deal that just foreclosed recently. This company should not be going anymore they have completely wrecked so many people financially using their students and pawns for their own greed.

And again, I don’t know the whole story. I have never paid a guru or anyone else to invest my money for me. In 2008 when the stocks went down, I realized my 401k was invested with a person I had never met. I didn’t have a contact number for this person either. Only the company he worked for. This was the company my employers had picked out. I couldn’t do much about that situation until I left that job. And I’m not saying they didn’t do the best they could given the circumstance. I just didn’t like that feeling of someone else having control of my money.

There are I’m sure plenty of trustworthy people to invest with. I just can’t go that route. I do hope you and others are made whole somehow though.

Quote from @Adam H.:
Hello All, I'm interested in building a Mobile Home Park on some property I have in Texas.  I'm currently trying to determine the feasibility for a park on that property.  Does anyone recommend knowledge sources on building a mobile home parks (websites, books, organizations, plans, etc..).  There is a small park about a mile from the property, so I know the infrastructure (water, electricity, sewer, trash) is available for a build.  The property is in a rural area, so I'm trying to project how much demand there is.  I'm still trying to get in contact with the park that is near to get their monthly lot rate.  I did get lot rate for a similar rural park that is about 40 miles away, and they charge $350 per month, which is decent.  Again, if anyone knows of any resources about building a park and running it, please let me know.  I bought a book about investing in parks, but have only found 1 book about building a park, which was from the late 1950's.

Don’t assume that you will have water. Many rural water companies are near capacity. I’ve seen people buy land thinking water was covered only to find out they had to pay 6 figures to get water re-routes or upgrade pump stations. One project in particular they said they only had enough pressure to do 3 more meters. This was for an RV park so 3 meters wasn’t going to be near enough.

There are solutions though. In this case I suggested a 10,000 gallon water tank with just one of those meters attached to it. Then the water can be pressurized from there to the park. It was the best solution but it did cost extra.

Hey all,

I'm looking to link up with a GC that his recommended by ya'll, located in San Antonio, Texas. I have a property that needs to be walked and bid on for the rehab necessary. Any recommendations ?

I did a quick search on the forums and saw this question had been asked years ago with really no good answers to it. so figured I'd throw up this new post!

Please help! lol. Thank you.

I’m assuming you are looking for a residential GC? I can’t help you there but I know a very good commercial one. At least it will give your post a bump.

Does anyone have any information about the short term rental market in Kyle Texas?
I have an opportunity to get into a property that doesn’t have any true equity, but the terms are really good. I don’t see where a rental would make sense, so I’m trying to look at other options to cover the monthly payments until the market goes back up.

I have a contact in the city dept of Kyle. I can at least find out the rules that go by or what they allow.

Nice article I guess.  What are your personal experiences with mobile home parks?

I don’t know about the OP but I have bought nothing but mobile home parks so far. I’ve even bought 2since the interest rate became 8 percent and both were cash flowing from day one. Can’t wait to refi after the rates go down.

Good afternoon,

It has been hard to find people who are trustworthy in this industry that are in the RV Park Development and/or Investor side of things. I wanted to reach out to gain insights into the industry, from a seasoned professional.

Quote from @Matthew Paul:

Earn more money , spend more money . When buying a car people want to know what  the monthly payment will be ? I want to know the price of the car .  They are told by the bank what they can afford as a monthly house payment and they buy at the maximum . Same with the car salesman .  People dont plan to fail , they fail to plan .

They dont teach basic fiscal management in school . And if they do its not much .

"The Peter Principal " Says something that people will rise to the level of their own incompentence .

Nickels and dimes add up , we recently cleaned out a house , I had a 20 year old guy helping me . Many trips to the landfill with the dump trailer . As we were moving stuff out I told him to put anything that was mostly metal off to the side , and we even cut off cords to lamps . He told me it was a waste of time . I told him just do it . Then as we went to the landfill he say they charged $100 a ton to dump . Our last trip was all the metal , we put in the steel first , and the aluminum , copper and wire last . First stop was the place to sell the aluminum and copper , 800 lbs and I got $300 , last stop was the steel recycler I has 3000 lbs that was just shy of $200 .  His jaw dropped and said you just made $500 , I told him no , I just made $900 . Because I didnt take the metal to the dump which was 2 tons that would have COST me $200 .  And the agreement with the customer was $100 a ton to dispose of the junk .  It didnt matter where or how I disposed of it .    ( Plus the hourly rate to empty the house )

That’s exactly right. It’s the mentality of buying stuff. A year ago I bought a 2016 GMC dually. It had 9000 miles on it. I paid 25k for it. One friend of mine asked why I bought such an old truck. I just shook my head and told him it’s not old at all. It’s a new truck essentially that wa just waiting for the right owner. With the miles on it I could have sold it double last year.

@Neil Narayan   it will be interesting to see how many space engineers and rocket scientist will move from Hawthorn to Boca Chica which is nowhere near Austin.  Probably 7hr drive.  Maybe Elon will build a Chunnel from Austin to the launch site.

They are running a hovercraft between SpaceEx at Boca Chica across the bay to S. Padre Island. Maybe new employees will live in the island

I would love to live in S Padre, maybe i should apply to SpaceX ;)

SpaceX is going to be near Austin. Between Austin and Bastrop actually.

Right, far from South Padre. I will say almost all my STR visitors to South Padre are from Austin, and if I were to care or dig deeper I bet a lot are cali transplants.

Go South Padre!

And this decision wasn’t just decided last week. They are almost finished with the new SpaceX building already. I know workers who are working on it.
