Don't know about GA but in Texas there is a "struck off" list of properties that weren't bid on. You can pick them up at the court house, tax office or law firm handling the sales.

Here is the biggest problem as I see it with a 90 day construction time. They will never have time to properly inspect every aspect of the structure. It will go up too fast to do that. This could never happen this fast here unless the inspectors were under the builders thumb or in his pocketbook. Here almost every bolt has to be inspected. I don't see that happening here with 5 floors being built a day. I know here the elevator guys cant even do an elevator that fast. And this one has 104 of them at high speeds.

But they will do it I am sure in 90 days anyway. The funny thing is that this was devised by an AC and heat company. I foresee a LOOOONNNNGGGG punch list on this one.

Yes if he uses hardibacker and red guard on the seams you should be fine as long as the pan does not leak.

No it will be an option to buy it but will have a longer term than most options. I would like to purchase it in a few years when I get some of my money back. I do want to put more RVs on them someday. I have never done any kind of option and was just looking for suggestions before I vetted it legally so I know a little more about them.

That always is frustrating. On a positive note have you tried the AEP energy contractors to install your insulation? AEP pays part of the install and you pay part. If you have renters that have the meter in their name and are poverty level you can get it for free if they do it in their name. It will cut their bill and give you a free update. They will do the whole house diagnostic and seal ducts and insulate. Best part is that there is no government money involved. it is all Private funded by the investor owned utilities.

Mark H. Excellent post. Especially the part about using tile on a rental. Most people wont take care to clean it properly. I have done a lot of remodels and only about half of the shower pans are even done right so most respected tile/marble installers assume that it will be a problem from the estimate. I myself would never use epoxy grout to fix a substandard pan but that seems to be what I have come across. It always leaks but not enough to see it until tear out. And the mold underneath is kinda scary.

Schluter makes some awesome products and the Kerdi membrane system is one I like a lot.

Bienes Raices FWIW, I have paid 1500 for a shower before for tile. I have also had to pull marble off the wall that was not installed right . It doesn't come off in one piece either.

Installing a marble shower isn't so much about the material its about the installation. Since the shower is existing and not brand new they will want to re-do the shower pan to make sure it wont leak. With tile you can actually have the pan done wrong but use epoxy grout impervious to water and have it still not leak (much anyway). With a marble or granite pan it takes a very particular tradesman to really get it right. That is where your extra costs are at.

Mike Osterman The land that the RV park will be on will be half mine as I am providing the money to build the park. It will be my father and me as a 50/50 split. It is 5 lots on a street that dead ends into the bay. The neighbors land goes to the highway so with his land I will own all the way from highway to bay.

He lost his house during the hurricane and bought an RV to live in but lives in Beaumont now and wants to move back. He wanted me to provide him with a sewer tap and water so he could move back and has offered me an option for 99 years if I provide that for him. The sewer I will be paying for anyway and his part of the water bill will be nominal.

I know I dont need a 99 year option but that is what he offered because he really wants to move back. He is motivated to give me an option but I just want both parties involved to benefit without any hassles.

I am working on a deal and I really want the property next door also. I will be building an RV park and I have been asked for free sewer and water by the neighbor. He has offered to give me an option (99 yrs) to buy his properties for this privilege. Here is my questions

Can I do an option with this spelled out as payment?

He has no heirs, and beyond the age of having any, so if he passes away before I exercise it what happens to the option?

What if he happened to adopt. (could happen I guess) I dont want to shell out 99 years worth of water and sewer.

How would I word it if I want to exercise it before he is ready. He will be living in an RV so I could just move him to a spot and let him pay rent too or even work it out in a new deal I guess but not sure how to work this out.
