New and or Low risk new investment opts

Hello All, 

I have done the traditional investing; flipping and rental property (landlord). My resources are limited thus I am not in a position to really invest in too risk investments. For those who are aggressively active and or seasoned vets; could anyone suggest new real estate investment strategies? I was considering the tax lien/deed route but many people did not have positive things to say about this method. I look forward to hearing from anyone and EVERYone soon. Also, I am located in Miami, FL desperately seeking a mentor in my area

I will tell you in reference to Tax deed properties (lots) I bought 30 in central Florida and I held them for four years and did not pay the taxes after the first year for  the next three. At the four year mark I sold 17 in less than 30 days. The taxes that were owed were deducted but I made a nice profit with very little cash outlay. I can not answer for others but tax deed investment for me worked well
