About Me:

I'm new to real estate investing. I bought a condo in Williamsburg, Brooklyn in 2011 which I used as my primary residence up until this year. I'm now renting it out (and living in a nearby unit that I rent). I was also involved in the development of a small (20K SF) self storage facility where I own a minority stake. From an investment perspective, I'm interested both multi-family and self-storage opportunities (I have a little bit of knowledge from my self storage experience and I'm completely new to multi-family). I love the idea of investing in properties nearby by, but I'm quickly realizing it's nearly impossible to get reasonable returns in NYC at current prices. So I'm open to other areas as well. And from a networking perspective, I'm looking to connect with anyone with similar investment interests…or anyone who just wants to chat about REI. Looking forward to connecting!

Have you begun networking at any in-person events in your area? Networking with agents and other investors in your area is a way that many people find success in this business so that's my suggestion.

My suggestion would be to try to find an inexpensive in-class course with a compressed schedule. In PA we need 60 hours of class work to take the test. The course I went with 10 hour sessions, Saturday and Sunday for 3 weeks and that was it. Hopefully the class will have a test prep portion to it as well to help you pass.

It's best to interview at least 3-5 brokerages to see who will be a good fit for you, your lifestyle and your personality. While interviewing them, ask them if they do reimbursement for the class, which some brokerages do nowadays. (Of course that would be contingent upon you becoming an agent at that brokerage and staying there for 6-12 months or something of that nature.)

Other good questions to ask them would be what are their commission splits, a breakdown of ALL fees (monthly or annually), what their commission cap is, whether they provide leads for you and if the commission changes if they do, how often they provide training and what the topics of the trainings usually are, do they provide mentoring to help you work through deals, etc.

Also, keep in mind that there are fees that the Broker has no control over such as MLS access, ($300/6 mo in PA), Realtor dues if the Broker is a member of the association of Realtors ($600/yr in PA), marketing materials, cost of yard signs, networking associations to network with investors, etc. A reasonable minimum to expect to pay is around $2,000-$3,000 per year as required costs.

Are there any agents in Philadelphia that list properties "for rent" for landlords, agents who help tenants find properties or agents who do both? My brokerage does not do property management so I am interested in just the tenant placement component.

For those that work with landlords, what methods are you using to get landlords to list their properties with you for rent? Are there any specific scripts that you use when speaking to them?

For those who work with just tenants, how do you go about getting tenants to work with you if you don't have any rental listings of your own to use as marketing? Is just saying that you have "access to rental listings" (which is true, VIA the MLS) compelling enough to get renters to reach out to you?

Any advice you can provide would be helpful.

I have also used www.peoplefinders.com which is a  paid service.

They charge $25/month to use their service.

I have heard that TLO and Intellius are good paid services but I have not used them so I cannot give you personal experience.
